For the most part, Cabarete could be referred to as just another small, laid-back oceanfront village that is gaining in popularity as a vacation and college break destination. However, the real estate market has become very active and steady increases in the urban development of the area are proof that it is becoming a target for those seeking an overseas investment, a retirement destination, or just a second home used for vacation.

A report issued in August of 2007 (Huliq News) reported that the United States had invested $1.5 billion in the real estate markets of the Dominican Republic overall, and that figure is expected to inflate to $3.0 billion by 2010. In general, there is an overall interest globally in the Dominican Republic, as well as the Central American hot spots of Costa Rica and Panama.

The village of Cabarete is somewhat limited in size in that there is the ocean to the north and the mountains to the south and west. As development increases over the next several years, these geographical features may put a damper on further expansion which could inevitably drive real estate up to the premium price level. As it stands right now, there has been a noticeable upward nudge of prices, but not so significantly that it is signaling major attention. Therefore, this is all the more reason to investigate the Cabarete area for investment reasons.

The Cabarete area, like the majority of the Dominican Republic is currently wide open to foreign investment and consequently, there has been a somewhat noticeable influx in real estate investments from the United States and Europe. Investments are currently classified into the following categories:

• personal vacation property
• developing a property for personal or commercial purposes

For the time being, property in Cabarete is very moderately priced compared to similar property in other Caribbean Island locations as well as Europe and North America. However the price or value of the property is not all that needs to be considered when investigating the Cabarete area or other parts of the Dominican Republic.

You will want to be aware of property and real estate purchase or sale taxes that will most likely need to be paid. Additionally, if it is an investment property and/or you’re not planning on living there year-round, maintenance and security fees may be required. There may also be applicable fees if the property is used for rental purposes and a property management company is involved.
